Inventories

An inventory is a document that provides an accurate account of the contents and condition of a property at the beginning of a tenancy period. It will not only include the internal condition of the property, but also gives an accurate description of the fixtures and fittings within the property. An inventory is a very important legal document that is only effective if it is precise and accurate.

It is imperative to have a professional inventory prepared by an independent inventory clerk to avoid disputes when the tenancy ends

An inventory is a binding legal document that provides an accurate written record of the condition and contents of a property at the beginning of a tenancy. It is only effective if it is accurate so, all defects and soiling must be noted. The following areas are normally included but more or less can be covered by arrangement. In every case, detailed comments are shown beside each description:

• Interior condition and decorative order, plus the fixtures and fittings including: doors, windows, drapes/blinds, ceilings, walls, carpets etc.
• Furniture and other contents
• Gardens are described in layman's terms only. Garden statues, sheds, outbuildings etc will be described as deemed appropriate.
• Lofts, cellars and similar areas are not normally covered.


As a company we find using the same inventory company to conduct the full inventory before the tenancy period, checking the tenants in at the start of the tenancy period and then checking the tenants out at the end of the tenancy period provides an efficient and reliable service for the Landlord / Letting Agents. The importance of Inventories and Check In / Out reports cannot be overlooked; so we will always make sure our inventories are of the highest standard. Our inventories provide a description of each fixture / fitting and item along with its condition at the time; this information is set out in easy to read tables.

A copy can be emailed to the Letting Agent next day and a hardbound copy will be sent to the Landlord

Is it necessary for an unfurnished property?

Absolutely. An Inventory, together with a Check-in report, does not only cover the furniture contained within the property but also the property itself in terms of the condition of the walls, woodwork and carpets together with the kitchen appliances, bathroom suite, garden etc. If a part of the property is not listed in the Inventory, for example a door, and is subsequently suffers damage then this would not be covered legally.
